1. Who can be included as dependents under the UAE Golden Visa? -

Golden Visa holders can sponsor their spouse, children of any age, and parents. Sons over 18 must be unmarried, while daughters can be married. Children with disabilities can be sponsored with no age limit, subject to medical documentation.

2. Can I apply using a real estate investment with a mortgage? -

Yes. Mortgaged properties are accepted if the property value is at least AED 2 million and the minimum required equity is paid upfront. A no-objection certificate (NOC) from the bank and proof of ownership registered with the Dubai Land Department (or relevant authority) are required.

3. Does the UAE Golden Visa lead to citizenship? -

No. The UAE Golden Visa provides long-term renewable residency only. Citizenship is granted separately at the discretion of the UAE government and is not an automatic or guaranteed outcome of holding a Golden Visa.
